The City of Lake Ozark Building Inspector improves the quality of life for the Lake Ozark citizens by ensuring compliance with established construction standards and by enforcing City codes, project reviews and inspections.

When are building permits required?

Most all building projects require a building permit. New construction, additions, remodels/renovations, structural framing, decks, electrical, plumbing and mechanical work, fences, sheds, retaining walls or demolition all require the issuance of a permit. The best way to be sure is to call the Lake Ozark Building Official, Tim Haden at 573-365-5378 to avoid any penalties. 

 

The City of Lake Ozark has adopted the following Codes:

2012 International Fuel Gas Code
2012 International Property Maintenance Code
2011 National Electric Code

Building Permit Application Process:

A building permit application will require the necessary supporting documents as listed below. Additional plans or permits may be required depending on the scope of work and nature of the project. Work may not commence until a valid permit has been issued and all fees have been paid.

Once all the required information is submitted, the plan review process will take between 7 and 10 business days. Larger projects may require additional review time. One half of the building permit fee is due when submitting permit applications and plans for review. This fee is the review fee and shall be a credit towards the total building permit fee after approval.

The Building Department will contact the applicant once the permit is approved and ready for pick-up. The remainder of the permit fee is due at this time. The approved permit shall be posted on site and visible from the street. One set of approved plans and specification shall also be kept on site at all times.

Contractors:

All contractors who perform work within the City Limits of Lake Ozark shall be registered with the City and shall have a current Contractor’s License. It shall be the responsibility of the General Contractor to insure that all sub-contractors on a job site are licensed through the City.

Commercial:

Note: A Lake Ozark Administrative Review Team (LOART) review meeting shall be scheduled before applying for a commercial building permit.

Please submit the following items:

  • Completed and signed Building Permit Application.
  • Three (3) sets of construction documents and specifications bearing the seal of the appropriate licensed design professional.
  • Site Plan (site plans for new construction require Planning Commission approval).
  • Plan review fee (see permit fee schedule below).
  • Lake Ozark Fire Protection District approval (LOFPD; 1767 Bagnell Dam Blvd. Lake Ozark, MO 65049 Phone: 573-365-3380).  Note: It is the applicant’s responsibility to obtain approval letter and submit a copy to the Lake Ozark Building Department. Separate fees and requirements may apply.

Commercial Building Permit Application

Residential: 

  • Completed and signed building permit application.
  • Three (3) sets of construction documents containing all the required information.
  • Site Plan.
  • $25 review fee (new construction and additions only - see permit fee schedule below).
